Loyalty Manager
Two Rivers Mall, East Africa’s largest Lifestyle Center is home to over 180 retail stores; offering a great blend of local and international experiences. A world class destination integrating commercial, entertainment, lifestyle and hospitality facilities, Two Rivers is the first of its kind in the Sub-Saharan region.
The mission of the Loyalty Manager is to design and implement a data driven Two Rivers’ loyalty and rewards program. The role holder shall be responsible for driving the program to successful execution and managing its ongoing operations.
He/she will work closely with the Customer service and Marketing teams to manage initiatives that will improve commercial performance and deliver excellent customer experience with the Two Rivers Website, eMall and mobile app across all devices. In addition, they will be expected to continuously collect and analyze data used to define growth trajectory.

Roles

·         Within the first 10 days, the role holder shall perform analysis through mobile app, WIFI and online provide analytics of shopper traffic, patterns and conversions. Information acquired shall inform the design of the loyalty program and all related features.
·         Within the first 15 days, the role holder shall champion Two Rivers Loyalty Program amongst the tenants and develop promotions that will drive mobile and online sales.
·         Within the first 20 days, the role holder shall develop an advanced multi-channel loyalty program for all brands with a clear business implementation strategy that will improve acquisition and retention of customers.
·         Within the first month, the role holder shall prepare and launch program upgrades, both creative and rewards-driven. This will drive growth and development of the Loyalty Card discount scheme to deliver positive change to membership volumes, purchase behavior and attrition.
·         The role holder shall examine customer data (program engagement, rewards redemptions, general customer behavior) and develop user experience analytics and business performance metrics associated with the program.
·         The role holder shall work with other internal departments to ensure all loyalty features are executed in all sales channels
·         The role holder shall ensure accurate website analytics and provide reliable, periodic, performance-reports to management.

Requirements

·         Tangible experience in product development and loyalty management (preferably in a shopping destination)
·         An exceptional performer with a track record of delivering tangible return outcomes through monitoring network analytics, tools and network diagnostic
·         An innovative and creative individual with the ability to think outside the norm to achieve exceptional outcomes in the face of competition
·         Excellent understanding of web/digital technologies and services and ability to translate that into methodologies related to planning and design of integrated developments
·         Tangible experience in data evaluation

Sales & Marketing Manager
Two Rivers Development (TRD) is a mixed use urban node located on 102 acres along Limuru Road/Northern bypass near Ruaka. The destination integrates retail, commercial, entertainment, lifestyle, residential and hospitality offerings.
The key anchor development within TRD is the Two Rivers Mall, which is East Africa’s largest Lifestyle Center and home to over 190 retail stores offering a unique blend of local and international experiences and 21,000 SQM of office space. Other developments that are either operational or in advanced stages of completion include; the Two Rivers Theme Park, The Two Rivers amphitheater, City Lodge Hotel and an office building being developed by a leading Commercial Bank.
The mission of the TRD Sales and Marketing Manager is to lead the process of marketing and selling all the opportunities available within TRD by positioning TRD as the most attractive node for investment, living, shopping, entertainment, conferencing and hospitality in the region.
The objective of TRD is for it to be recognized as the most desirable address and destination in East Africa. The role holder will not only actively develop the TRD brand and create a supporting sales and marketing strategy but will be a senior member of the management team of TRD responsible for ensuring that TRD exceeds the brand promise.
The role holder will also be responsible for driving sales and marketing the Two Rivers Mall; which is a subsidiary of TRDL. In respect of this, the role holder will be responsible for formulation and delivery a sales and marketing strategy that will drive occupancy for the mall and office towers, in addition to footfall and shopper conversion at the mall. He/she will play a key role within the management team to ensure that the Mall delivers beyond the expectations of its customers.
The commercial objectives of the Two Rivers Mall is to be the most desirable shopping and office destination attracting significant quality foot fall which shall in turn enable the mall to attract and retain quality retailers, optimize occupancy and maximize and sustain both rental and non-rental income.
The role holder will report to the Managing Director of Two Rivers Development Ltd.

Roles

·         The role holder will be responsible for the implementation of the strategy and to meet the targets set with the Board of the Company;
·         Within the first one month, the role holder will review the existing Sales and Marketing strategy for the Two Rivers Mall and Offices and if necessary propose modifications. He/she will then be responsible for the implementation of the strategy including the management of all third-party service providers and engagements with the tenants;
·         The role holder will be responsible for the development of marketing collateral to an international standard for both TRD and Two Rivers Mall and will enter appropriate partnership and use channels that will enable TRD gain and maintain international visibility to the appropriate audience;
·         Within the first 6 months the role holder will build a Sales and Marketing team that is fit for purpose and that ensures that TRD has presence and visibility both within the region and the key catchment markets internationally;
·         The role holder will be responsible for partnership and continuous engagement with all the key stakeholders of TRD which includes but is not limited to the shareholders, directors, developers, potential investors, tenants, County and National Governments etc.

Requirements

·         The role holder must have a track record of successful destination sales and marketing, a sound understanding of the commercial drivers of real estate, the ability to engage with sophisticated investors and developers, a good understanding of retail and retail trends, as well as the ability to engage and connect with the best in class retail brands from across the globe;
·         The role holder must be an innovative and creative leader with the ability to think ‘outside the box’ and achieve exceptional tangible outcomes;
·         He/she must possess tangible experience in managing large data and translating the same to useful insights that drive marketing focus/initiatives;

Leasing Manager

The mission of the Leasing Manager is to perform lease administration functions, to ensure compliance of lease terms and tracking financial obligations for all lease documents. The role holder is expected to develop and maintain strong working relationships with the current tenants and maximize revenue and capital value of assets by attracting new occupants to TRLC.

Roles

·         Within the first 10 days, the role holder shall have formal face to face engagements with all tenants and provide documented output on various touch-points and key insights with action points. He/she will perform an in-depth analysis of all the tenants and develop a comprehensive, up-to-date information system.
·         Within the first 15 days, the role holder shall champion tenant retention strategies aimed at presenting a first-class service consequently maintaining and optimizing the percentage of leased areas. The role holder shall work with leasing agents to ensure a strong level of rapport between the support staff and the tenants.
·         Within the first 20 days, the role holder shall develop initiatives to increase and optimize the percentage of occupancy to service all TRLC’s financing obligations by adopting a robust leasing rate based on the agreed leasing percentage quarterly; pegged to a minimum 5% conversion
·         Within the first month, the role holder shall liaise with the Marketing team to monitor traffic evolution over the past few months TRLC has been in operation. The role holder will be expected to contribute to the Marketing plan solutions aimed at growing the overall awareness of the Brand
·         The role holder shall develop a monthly tenant update report (internal newsletter) that shall relay big data people counters (Traffic flow to the mall), deliberations at the tenant meeting, output expectation; relationship building focused on revenue opportunities, key metrics for stores, market update, feedback amongst other tenant-related news; and ensure monthly distribution to all stakeholders.
·         The role holder shall build a comprehensive database including but not restricted to: customer information, trading densities across all store categories i.e. Average Sales, Per Basket Spends, Number of daily transactions.
·         The role holder shall identify opportunities for cost savings and always ensure that all Rents & service charge Income and Utility Billings are done 7 days prior to period end and all collections have been done within 7 days into the period billed.
·         The role holder shall maintain and optimize the percentage of leased areas (*Leased status means; executed engrossed lease copy, security deposit, legal fees and advance quarter rent fully paid) and shall regularly check for 100% compliance i.e. all tenants have leases, licenses have been executed by both the tenant and the Landlord.
·         The role holder shall act as a credit controller and ensure 100% debt collection/arrears as stipulated in the leases. He/ she shall safeguard that at all times the Percentage available for Rent, Service Charges, Marketing collateral is 100% collected i.e. TRLC is self-funding
·         The role holder shall ensure that actual expenses are ever in line with the forecasted budget and oversee that TRLC has an operational budget that is in sync with the provisions with the tenant leases

Requirements

·         Tangible experience in review and execution of lease administration and renewals (preferably in a shopping destination)
·         An exceptional performer with a track record of delivering tangible return outcomes through identification of leasing opportunities and proper management of leases in the property retail space
·         An innovative and creative individual with the ability to think outside the norm to achieve exceptional outcomes in the face of competition
·         Excellent understanding of key financial ratios such as: Interest cover ratio, Debt service cover ratio, Gross YIELD on investment, Break-even point
·         Understands property and accrual accounting principles and has tangible experience in Interpreting industry trends and benchmarks
·         Personable individual and excellent communicator who can build close and effective working relationships with all stakeholders
·         An effective and ethical leader with the maturity to deal with sensitive issues
