Investments, Securities Brokerage and Financial Advisory.
Currently, UAP Group owns commercial properties with over 1 million square feet of lettable space located in Kenya, Uganda and South Sudan.
As part of the robust execution of its Real Estate Strategy, UAP
would like to recruit experienced, innovative and high performing professionals
for the following key roles:
Group Property Manager
Reporting to the Deputy Group Managing Director, the Group Property Manager shall be responsible for the full range of property management functions for the existing property portfolio.
Key Duties and Responsibilities
- Establish
optimal rental rates for existing and upcoming properties;
- Attracting
tenants through advertising of vacant space and engaging with Letting
Agents;
- Contracting
with prospective tenants through negotiation of leases;
- Accomplish
key financial objectives including:
- Preparation
of annual budgets;
- Forecasting
key requirements;
- Collection
and administration of service charge;
- Maintain
existing properties by resolving tenant complaints, carrying our periodic
inspection and enforcing rules of occupancy;
- Managing
all activities relating to the operation of the property including
maintenance of the building, security operations etc.;
- Preparation
of periodic reports to Management and the Board;
- Supervision
of administration staff, maintenance staff and contractors;
- Recruit,
hire and train qualified staff; and
- Ensure
Health and Safety regulations are adhered to.
Qualifications and Competencies
The ideal candidate should possess the following academic and professional qualifications and experience:
- An
undergraduate degree in Building Economics, Land Economics or a Property
Management related discipline from a recognized university;
- A
Masters degree would be an added advantage;
- Professional
certification from a recognized professional body;
- Over
seven (7) years’ work experience in On-Site Project Management with at
least 3 years of experience at Manager level, and have managed a dedicated
portfolio of properties;
- Sound
knowledge of the property market in East Africa;
- Excellent
negotiation and communication (written and oral) skills;
- Excellent
IT skills including proficiency in MS Word, Excel and PowerPoint;
- Excellent
interpersonal skills; and
- Experience
of leading and working effectively in teams.
Facilities Manager
Reporting to the Deputy Group Managing Director, the Facilities Manager will be responsible for all maintenance and general upkeep of all buildings owned by the UAP Group.
Key Duties and Responsibilities
- Manage
and direct work programs for the efficient operation and maintenance of
all aspects of the building including:
- Mechanical,
electrical and plumbing systems,
- Computer
and other communication (IT) networks,
- Security
systems,
- Fire
alarm and fire protection systems, and
- Parking
areas.
- Coordinate
facility maintenance programs;
- Assess
and monitor facility repairs to ensure cost effectiveness;
- Prepare
budgets and work scopes for allocated maintenance activities;
- Manage
and direct the operation of building managers and their assigned workers;
- Monitor
emergencies including equipment breakdown and malfunctions;
- Maintains
current knowledge in the field offacilities management, maintenance and
security.
Qualifications and Competencies
The ideal candidate should possess the following academic and professional qualifications and experience:
- An
undergraduate degree in Engineering or Construction Management or a
related discipline from a recognized university;
- Professional
qualification from a recognized professional body;
- Minimum
five (5) years’ of relevant work experience including two (2) years of
supervisory experience;
- Comprehensive
knowledge of equipment and facility maintenance programs and procedures;
- Considerable
knowledge of safety principles and practices;
- Technical
knowledge and skills in working with air-conditioning and heating systems;
- Knowledge
and experience with safety, fire, construction and public access
regulations;
- Ability
to communicate effectively and express oneself clearly and concisely;
- Computer
literate;
- Excellent
management and organization skills;
- Must
be physically fit to respond to emergency situations; and
- Flexibility
and ability to cope with several tasks simultaneously.
